Whether you’re targeting families or young professionals, the kitchen you choose for your rental property could be the key to letting it quickly, according to the Property Reporter website.
Attractive kitchens have always been a big plus point, when marketing a rental property. But with the rise of working from home, many kitchens have needed to double up as work spaces, meaning this heart of the home is more important than ever.
Before you start measuring up and choosing your cabinets, think about your audience. Ask who is your ideal tenant and how will they want to use the space. Getting this right can make the difference between a speedy let and your property languishing on your estate agent’s books for weeks.
For young professionals, maximise the number of electrical sockets and think about including smart tech – or at least a good coffee machine. If you’re looking to families, storage is key, so make best use of the space with cupboards of different sizes. Add a pantry or even a utility if you can.

Think too about your long-term plans for the property. If you are looking to sell it in the near future, go for quality materials, which will be attractive to buyers, such as Corian, granite or ceramic worktops. Solid wood cabinets are good in this respect, and they can be painted to give the kitchen a refresh.
If you need to cut costs, you can save money on higher spec items by buying a second hand or ex-display kitchen – these often come with appliances.
Make sure you do your research. Kitchen magazines, Instagram and show homes are good for ideas, but remember that the kitchen has to be practical, hard-wearing and long lasting if it is going to be used by tenants.
