Let Only Service

If you opt for a Let Only service, the benefits include:

  • A comprehensive marketing strategy including the circulation of your property to our extensive database of prospective professional and corporate tenants, advertising in the local press, listing on major web portals (including Rightmove, Zoopla and Prime Location), office and window display within our prominent and centrally-located offices, with parking right outside and great accessibility to the M1 and M25.
  • Accompanied viewings.
  • Help to organise initial Energy Performance Certificate and Landlords Gas Safety Certificate, plus any further required testing and inspection.
  • When we have secured a suitable tenant we will carry out comprehensive referencing using a third party specialist (such as MARAS - Managing Agents Reference Assistance Service) which includes financial or employment references and a credit check which will establish if the applicant has any County Court Judgements, bankruptcies or adverse credit history. Once an acceptable report is received you will be entitled to Rent and Legal Guarantee insurance (free if your property is managed by us).
  • Preparation of a detailed Assured Shorthold Tenancy for an initial fixed term of between six months and three years.
  • Organising a professional inventory and detailed Schedule of Condition of your property. This is chargeable but a sensible investment.
  • Collection of first month’s rent to be paid as cleared funds before the start of the tenancy.
  • Preparation of a standing order/direct debit for the future payment of rent. Handling the deposit and full compliance with Statutory Deposit Protection Legislation.

  • Assisting in transferring legal responsibility for gas, electricity, water and Council Tax accounts to the tenant’s name.
  • At the end the Tenancy we will arrange for the inventory to be checked by the inventory clerk. A copy of their report is normally sent to both landlords and tenants for approval before a tenant’s deposit can be returned.

Full Management Service

In addition to the services provided in Let Only we will:

  • Upon request we will undertake regular visits to your property to ensure that the tenant is taking proper care of it. This also includes investigation of defects found or brought to our attention clearly and adequately by the tenant. After each visit we report to the landlord any action taken or issues that require the landlord’s decision. It must be understood that these visits can only provide a superficial examination and will not involve a structural survey or inventory check, nor can we accept any responsibility for hidden or pre-existing defects.
  • Resolve maintenance issues. Throughout the tenancy, unless otherwise requested, all contact between the tenant and landlord will be via ourselves. Any tenant issues will be directed to us and we will relay them to you. For example, if there was a leak you may prefer to use your own plumber. Alternatively we have our own insured, tried-and-tested maintenance contractors who are able to assist with a variety of jobs, from carpet cleans, washing-machine repairs, through to full refurbishment and decorating works.
  • Offer 24 hour emergency call out service, 365 days a year.
  • Serve Statutory Section 21 notices, observing the correct procedures and protecting you statutory rights as a landlord.
  • Negotiate rent increase and rent renewals.
  • Oversee deposit returns and assist in dispute settlement.
  • Endeavour to resolve late or non payment of rent issues right up to legal action if necessary.

Please also note that Claytons will not charge for renewal of tenancy with our Fully Managed service. (Usually £150 for each renewal with our Part Managed services)
