Should I buy a New Build or an Older Home? 

Spring is traditionally peak season for homebuyers. If you’re among them, you might be wondering what type of house to prioritise in your property search. There are lots of factors to consider – transport, schools, green space … But whether to opt for a new home or something more established is one of the choices you’ll need to make. What’s good about a new build?

  • Cheaper bills – new homes are built to energy-efficient standards meaning they tend to have better insulation, glazing and modern heating systems, which all mean savings on fuel costs.
  • Warranties – although new builds often come with snagging issues, you are covered against structural repairs by housebuilders’ warranties. Your appliances come new with guarantees too.
  • Chain free – this is a big advantage as buying a property with no ongoing chain will speed up the process and make it less likely to fall through.
  • Buying schemes and incentives – some developers offer incentives such as fixtures and fittings or upgraded white goods. Government and developer buying schemes may also be available to some purchasers.

What about older homes?

  • A heritage choice – period homes will invariably have more character than new builds. You can explore the home’s history too, and find out how it’s changed and increased in value over time.
  • Tried and tested – it’s sometimes easier to imagine yourself in a home that’s already furnished and being lived in. Older homes often come with established gardens too.
  • Location – older properties are often more centrally located close to shopping areas and transport.
